127 Real Estate Projects Under Development in Jumeirah Village Circle

Jumeirah Village Circle (JVC) is witnessing active construction activity in terms of construction of development projects, upgrading of infrastructure, public facilities and parks to accommodate the increase in the number of residents and the strong demand for ownership.

Property Monitor data revealed that the total number of development projects in Jumeirah Village Circle reached 296 projects, representing 53.5%, with ready projects accounting for the largest share, at 159 projects, followed by projects under construction and newly announced projects, at 127 projects (43%), while the number of cancelled projects reached 8 projects (2.7%), and the list of suspended projects was limited to only two projects.

Jumeirah Village Circle is one of the most prominent vital areas in Dubai, which is an attractive destination for housing and investment, as it is planned to include more than 70,000 diverse real estate units by the end of 2028, where residential apartments will take the largest share with 64,485 units, representing 92%, followed by serviced apartments with 1,611 homes (2.3%), then townhouses with 1,591 units (2.27%), about 1,141 retail stores (2%), 701 villas (1%), and finally hotel units recorded 357 units.

The completed projects in the area since the start of development in 2011 until the end of 2024 have added about 40,356 real estate units, varying between 1,506 townhouses, 693 villas, 36,207 residential apartments, 1,158 serviced apartments, 174 offices, and 618 retail stores.

In contrast, the projects under construction are expected to add about 30,065 real estate units, varying between 85 townhouses, 8 villas, 28,278 residential units, 262 hotel apartments, 95 hotel rooms, 453 serviced apartments, 359 offices, and 525 retail stores. Around 11,603 units are expected to be delivered by the end of 2025, 10,597 units in 2026, 4,507 units in 2027, and 1,047 units in 2028. Jumeirah Village Circle prices moved upwards in 2024, with rental prices increasing by 20% from January to December of the same year. Sales prices jumped by 21% during the same period.
