The annual rental yield in the UAE continued to rise from 5.16% in the first quarter of 2024 to 5.27% in the second quarter of 2024, and the rate reached 6% for Dubai and Abu Dhabi properties, with prices rising, according to aggregated data monitored by Al Khaleej.
Rental activity in the Dubai real estate market witnessed a significant increase during the second quarter, as the number of rental transactions increased by 38.4% compared to the previous year, reaching a total of 41,495 transactions, while rents continued to record varying increases according to the area.
The average annual rental yield in Dubai is 6.05%. The rental yield for a studio in Dubai ranges between 6.15% and 9.21%, which is the highest in the Al Furjan area.
While the annual rental yield for a one-bedroom apartment ranges between 5.03% and 7.31%, which is the highest in the Jumeirah Village Circle area.
The annual rental yield for a two-bedroom apartment ranges between 4.25% and 7.26%, which is also the highest in JVC. The annual rental yield for a three-bedroom apartment ranges between 2.87% and 6.75%, which is also the highest in JVC, while the yield for a four-bedroom apartment ranges between 1.79% and 4.15%, which is the highest in Dubai Marina.
